Property Analyst

About the Role:
Our client is a diversified investment holding company with core businesses in property development and investment across Singapore, Indonesia, and the region. As part of their continued expansion, they are seeking a proactive and analytical professional to join their Investments team. This individual will focus on market intelligence, deal sourcing, and transaction execution within the real estate sector, contributing to the company’s strategic growth across key markets including Singapore, Indonesia, Australia, and China.

Key Responsibilities:

• Proactively source, screen, and evaluate real estate acquisition and divestment opportunities
• Conduct high-level financial assessments and preliminary feasibility analysis
• Build and maintain a robust deal pipeline tracker, including timely updates and follow-ups
• Monitor regional market trends, policies, and macroeconomic indicators for strategic insights
• Prepare regular market intelligence reports and competitor benchmarks
• Develop and maintain financial models to assess project IRR/NPV and perform sensitivity analyses
• Assist in drafting investment memos, business cases, and board presentations
• Coordinate due diligence efforts with legal, finance, asset management, and external advisors
• Support transaction documentation, including term sheets and internal approval materials
• Contribute to asset performance tracking and portfolio reviews
• Organise site visits, internal meetings, and manage deal documentation and data rooms

Requirements:

• Bachelor’s Degree in Real Estate or a related discipline
• Minimum 2 years of experience in real estate investment, research, or development
• Proficiency in financial modelling and Microsoft Office applications (Excel, Word, PowerPoint)
• Knowledge of Bloomberg and REIS tools is advantageous
• Strong understanding of real estate markets, particularly in Singapore and the region
• Ability to communicate effectively and manage multiple stakeholders
• Fluency in Mandarin or Bahasa is a plus, given the geographic scope of projects
• Detail-oriented, resourceful, and capable of working under tight deadlines
